Certification & Post Occupancy

Following construction, certification is required in order for you to take possession of the site & move in. We provide architectural certification for your project. These are important legal documents that may be requested by your bank or for conveyancing purposes.

As registered Architects we can provide full architectural certification for your project upon completion. We use the RIAI forms, our certification can include:

  • Certificates of Practical Completion

  • Architect’s Opinion on Compliance with Building Regulations

  • Architect's Opinion on Compliance with Planning Permission and/or Exemption from Planning Control

We act as the arbitrator of the quality & standard of the built works. We will carry out a snag inspection and note any defects in relation to finishes or workmanship.

We agree the timeframe for the Defects Liability Period (usually 6 or 12 months) with you & the contractor.

After the agreed period the defects liability period ends, we liaise with you and the contractor to make sure that defects that may have arisen have been rectified.

We may carry out a post-occupancy analysis to evaluate how the in-use experience compares to the design objectives at the initial stages.
