As registered members of the Royal Institute of Architects Ireland, we administer the building contract between the client & the builder.

Our role is to inspect the works on site, chair site meetings, liaise with the contractor & consultants and deal with queries arising during the build.

As contract administrators we prepare the RIAI construction contract between you & the chosen contractor.

As your design team leader we coordinate all members of the design team & act as the central point of communication with contractors, suppliers & building control.

We provide a full set of printed construction drawings & specifications for the contractor.

On site inspection and sign off

We carry out site inspections to ensure the work is being carried out in accordance with the contract, drawings & specifications.

We provide additional information if required to continue progress on site & address any site issues that may arise.

We review requests for payment by the contractor and provide RIAI Payment Certificates.

We manage the contractual requirements on your behalf throughout the construction stage. We advise on compliance with statutory requirements such as planning, building regulations and health & safety.

We are qualified to act as Project Supervisor for the Design Process (PSDP) and can prepare the Safety File for the project under Health & Safety legislation.
