Your Detailed Design
Islander Architects will manage the procurement of the project, we are experienced in the preparation of a full set of technical drawings & specifications. This detailed set of documents forms the basis for tendering & is a crucial part of effective cost control & project management.
We complete a full set of detailed drawings ranging in scales so the tendering contractors have the information required to price the project accurately.
In this stage we incorporate any design changes or conditions imposed by the local authority during the planning process into the drawings.
We discuss material samples & specification with you so you can get a better sense of what the finished project will look like both internally & externally.
We advise on the appointment of other design team consultants such as structural engineers who will assist in prepare the completed detailed design set.
Generally our domestic projects are procured through a competitive tender process - we invite a small selection of pre-approved contractors to price the complete tender set of drawings, specifications & documents.
Building projects are long-term investments, both financially and emotionally, for this reason we are here to help you through the process.
We advise on tender returns received & assist in the selection of a main contractor. We then meet with you & the preferred contractor to negotiate a RIAI Construction Contract for your project.
